About SQ1 Living
SQ1 Living is the furniture and interiors arm of the Square One Group. We sell turnkey, whole-apartment furniture bundles — designed, delivered, assembled and staged in seven days — to buyers (increasingly overseas investors) who would otherwise spend three to six months sourcing furniture from a dozen separate suppliers across Cyprus.

The Role
This is the founding design hire and the first of two people who start the business. It is best understood as an FF&E Design Manager with a commercial side, rather than a pure interior designer: you specify and curate what SQ1 Living sells, but you also own its cost, margin and roadmap as a product. You define what the company actually sells — a small number of curated, fully-specified apartment packages rather than an open catalogue — and you own that product end-to-end, from supplier selection through to the visual assets customers buy from, through to the eventual transition to our own manufactured designs.
What You'll Do - Design and specify six to eight curated FF&E packages covering every room, across multiple unit sizes — furniture, lighting, rugs, textiles, art, styling and kitchenware. - Source, shortlist and negotiate directly with suppliers and factories; agree trade terms and order and approve samples. - Own each package as a product: cost it, price it, and manage the margin and trade-offs between design intent and commercial viability. - Produce or direct the visual assets (renders, styling, photography direction) that let a remote buyer purchase an apartment's worth of furniture having only seen it visualised online. - Set and hold the quality bar: sample approval and field testing in live rental units before any item enters a package. - Own the long-term roadmap from imported packages to SQ1's own manufactured product line, including early input on sourcing and tooling as the company moves toward direct production in Asia. - Partner closely with the Business Development Manager to keep packages priced, buildable and sellable.
Requirements - 5+ years' experience in FF&E design — specifying, sourcing and negotiating with furniture suppliers or manufacturers at a professional level. - Experience as a Product Manager, or in a product-ownership capacity, is an advantage but not required — what matters is the ability to think about a design range as a costed, margin-aware product line, not just a creative brief. - A strong point of view on design and curation — comfortable making the decisions a buyer doesn't want to make, rather than offering unlimited choice. - Ability to produce or direct high-quality visual output (renders, styling, photography) that sells product sight-unseen. - Comfort operating as a founding hire in a small team, with direct ownership of supplier relationships, product decisions and commercial outcomes. - Must already be based in Cyprus — this is an office-based role, not remote.
