Job Description

Overview: To be the “Resident Expert” in all areas of our home building business including sales, construction, finance, local community knowledge, marketing, architecture, pricing, and strategy. The Sales Manager is responsible for the day-to-day operations of the sales center including meeting sales, closing, customer experience and revenue goals. The Sales Manager will act as a leader and mentor to the Sales Representatives. Additional responsibilities include building and nurturing relationships with customers, while always demonstrating respect and professionalism.   Key Responsibilities:

- Meet or exceed sales, closing, referral, customer experience & revenue goals per company business plan.

- Assist in motivating and onsite training for Sales Representatives.

- Effectively manage the community sales gallery, models, and homesites.

- Coordinate effectively with team members and key relationships.

- Represent the company in various industry, civic, and other public relation activities including virtual webinars.

- Master systems and processes and seek opportunities for efficiency.

- Manage backlog/escrows efficiently and effectively while providing an exceptional customer experience.

- Problem solving, expectation setting & assisting customers in overcoming objections on a daily basis.

- Obtain, analyze, and share competitive data and provide input on how to produce additional sales at a greater profit.

- Updates job knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations; and maintaining involvement within the local residential homebuilding industry.

- Work with the Marketing Department to identify local marketing opportunities; determine consumer requirements, market needs, and competitor's strengths and weaknesses.

- Participate in events for community including pre-opening virtual and in person events.

- Explain the homebuying process clearly, respond quickly to customer questions while providing accurate answers.

- Act as the customer ambassador through the close of escrow and ensure the homebuying journey is pleasant.

- Provide construction and other updates to customers throughout escrow.

- Prepare and/or process reports, contracts and other items needed in day-to-day sales operations.

- Assist in preparing new communities for the opening, including gathering information, preparing documents, and building processes for the sales gallery.

- Generate new traffic and sales opportunities through prospecting.

- Qualify prospects, ask discovery questions, listen intently, and provide a thorough presentation.

- Follow-up with prospects/homebuyers on a weekly basis.

What You'll Bring:

- Must hold a valid California Real Estate License with the Californian Department of Real Estate.

- A minimum of 5 years’ experience in new home sales.

- Post-secondary diploma or degree in business or related area a plus. Education and experience will be considered.

- Enthusiasm, positive attitude, and ability to pivot quickly are a must.

- Other skills: excellent listening, communication, and organizational skills. Ability to muti-task and prioritize.

- Proficient computer skills & knowledge i.e. Microsoft Office Suite, Teams, Salesforce, Docu-sign, Newstar Sales, Adobe, Video Messaging.
